What It Costs to Rent a House in Travelers Rest, SC (2026)

Published averages disagree, and none of them price a house. Here are the town numbers by property type and the real rent per square foot across eight floor plans.

Village West

Zumper put the median rent for a house in Travelers Rest, South Carolina at $1,995 a month as of August 6, 2026. New construction in our own community starts at $2,000 for a three bedroom and runs to $2,800 for a six.

Those two numbers are close, and that is the useful part. Below is where the published figures come from, what each one actually measures, and what the eight floor plans in our community rent for, down to the cost per square foot.

We build and manage 46 single family rental homes here, so the second half of this page is our own price list rather than a market estimate.

What the Published Averages Actually Measure

Two of the major rental data sites publish a Travelers Rest number. They are measuring different things, and neither one is "what a house costs."

Zumper reports a $1,900 median across all bedrooms, drawn from its own listings over the trailing 30 days and updated daily. It also breaks the same market down by property type, which is where the picture changes:

Property type (Zumper, August 6, 2026)Travelers Rest
Condos$1,095
Apartments$1,420
Houses$1,995

A townwide median of $1,900 is not the price of a house. It is the middle of a pool that includes condos and apartments alongside houses. If you are renting a house, the $1,995 line is the one that applies to you, and it sits nearly $100 above the headline figure people quote.

RentCafe reports $1,926, and this one is more often misread than the Zumper number. Its own methodology says the figure is "the average rent for an apartment in Travelers Rest," calculated from Yardi Matrix data covering apartment buildings with 50 or more units. It is not a town average and it is not about houses at all. In a town of roughly 9,000 people, the number of 50-plus-unit apartment buildings is small, so it is a narrow sample of large complexes being read as if it described the whole rental market.

RentCafe also reports the average unit in that sample at 1,100 square feet, and an 8.56% rise over the year from $1,774. We are quoting its stated percentage rather than deriving one, since its own rounded endpoints work out slightly differently.

Both figures move. Zumper updates daily off a thin listing pool, so a couple of new listings can shift it. Treat every external number on this page as a dated snapshot, not a fixed fact.

Travelers Rest compared to Greenville

Same source, same day, so the comparison is at least consistent:

Zumper, August 6, 2026Travelers RestGreenville
Median, all bedrooms$1,900$1,616
Houses$1,995$1,895
Three bedroom$1,800$1,860
Four bedroom$2,449$2,297 (four plus)

Travelers Rest looks like the more expensive town by $284 on the headline median. Compare houses to houses and the gap falls to about $100, and at three bedrooms Travelers Rest comes in slightly below Greenville. The headline spread is largely a difference in what each pool contains rather than a difference in what a house costs.

What a New House Rents For Here

These are the eight floor plans in our Travelers Rest community, all built between 2020 and 2024, with the starting rent we publish for each bedroom count. Rents run $2,000 to $2,800 a month, which works out to $0.94 to $1.26 per square foot.

The Edgewood5 bed, 4.5 bath2,453$2,500$1.02
The Heritage6 bed, 4.5 bath2,689$2,800$1.04

The Fairmont is built in a few slightly different footprints across the community, so its square footage and its cost per foot move a little from home to home.

Two things that change how you should read that table.

These are starting rents, not fixed rates. They are the lowest monthly rate we publish for a given bedroom count. A specific home can be quoted higher depending on the plan, the finishes, and the lease term. The per square foot column is therefore a floor, not an average of what anyone actually pays.

We are not the cheapest rental in Travelers Rest. Our floor is $2,000 and Zumper's median for a house in this town is $1,995, so we start right around the middle of the market rather than below it. Older and smaller houses here rent for meaningfully less than new construction does.

Rent Per Square Foot

Monthly rent tells you what leaves your account. Rent per square foot lets you compare two homes that are not the same size, and it is a number almost nobody publishes.

Across our eight plans the starting cost runs $0.94 to $1.26 per square foot. For a comparison on the same measure, RentCafe puts the average three bedroom in its apartment sample at $2,061 for 1,362 square feet, which is about $1.51 per square foot. Our three bedroom plans range from 1,593 to 1,821 square feet at $1.10 to $1.26.

That is a comparison between a detached house and an apartment in a large complex, so read it as what it is. It does say something worth knowing: a bigger footprint tends to carry a lower cost per foot, because the fixed parts of a rent get spread across more floor.

The cheapest square footage is in the four bedroom, not the three

The Ashton is a four bedroom at 2,340 square feet from $2,200, which is $0.94 per square foot, the lowest figure in the table. Every three bedroom plan costs more per foot than it does. Against our three bedroom plans, the Ashton is $200 more a month for between 519 and 747 more square feet depending on which one you compare it to, plus an extra bedroom and bath.

What Drives the Price Up or Down

Bedroom count is what our published pricing is banded on. The starting rents step $2,000 for three bedrooms, $2,200 for four, $2,500 for five, and $2,800 for six, so each additional bedroom adds between $200 and $300 to the floor.

Square footage and layout vary inside a band. Two plans with the same bedroom count can differ by 200 square feet, and single story versus two story changes how that space lives.

Age of the home is the factor renters tend to underweight, and it is the one that shows up after you move in rather than on the lease. Every home in our community was built between 2020 and 2024. Newer construction generally carries less utility risk than housing stock from the 1970s or 1980s, though we do not publish bill data and you should not take anyone's word for it. Ask for recent utility history on the specific home you tour, at any property.

Plan, finishes, and lease term account for the rest of the difference between the published floor and an actual quote.

What to Budget Beyond the Rent

Rent is only part of the monthly number. Before you sign anywhere in Travelers Rest, get these in writing:

  • Security deposit and any application fee. Both figures, before you apply.
  • Which utilities are on you. Power, water, sewer, and trash are commonly the tenant's, but confirm it rather than assume it.
  • Renters insurance, which many leases require.
  • Internet.
  • Lawn care and pest control. These vary by landlord and are the two most commonly assumed and least commonly confirmed.
  • Pet rent or a pet deposit, if that applies to you.

Our homes include a one car attached garage, a covered front porch, luxury vinyl plank flooring through the main living areas, and central heating and air. For the deposit, any fees, and the current rate on a specific home, ask us directly.

A Common Budgeting Guideline Against These Rents

This is a budgeting rule of thumb, not an application requirement, and plenty of households reasonably sit above or below it. The common guideline is that housing stays at or under 30% of gross income. Run against our starting rents, that is the arithmetic:

BedroomsStarting rent30% of gross income implies
Three$2,000About $80,000 a year
Four$2,200About $88,000 a year
Five$2,500About $100,000 a year
Six$2,800About $112,000 a year

Frequently Asked Questions

How much does it cost to rent a house in Travelers Rest, SC? Zumper's median for houses was $1,995 a month as of August 6, 2026. That is the middle of the house listings it saw, not a quote for every bedroom count. New construction in our community starts at $2,000 for a three bedroom.

Is rent in Travelers Rest higher than in Greenville? On the headline median, yes, $1,900 against $1,616 on Zumper as of August 6, 2026. Compared house to house the gap narrows to about $100 a month, and at three bedrooms Travelers Rest comes in slightly lower.

Is rent going up in Travelers Rest? Both sources say yes and disagree on the size. RentCafe reported an 8.56% increase over the year in its apartment sample, from $1,774 to $1,926. Zumper reported 5% across its listings. They agree on direction, not magnitude.

How much do I need to make to rent a house in Travelers Rest? There is no single answer, and the table above is a budgeting guideline rather than a qualification standard. At 30% of gross income, a $2,000 three bedroom implies roughly $80,000 a year and a $2,200 four bedroom about $88,000.

Are utilities included in the rent? Usually not, on single family rentals. Budget power, water, sewer, trash, and internet on top of rent, and confirm the split in writing before you sign.

What is the difference between the published averages and what I will actually pay? The published figures are asking rents on listings that were active when the data was pulled, and RentCafe's is drawn only from apartment buildings with 50 or more units. Your rent is set by the specific home, its size, and your lease.
